Saving for a down payment is the biggest barrier for most homebuyers. The good news: Florida has some of the most generous down payment assistance programs in the country. Depending on where you’re buying and your income, you could qualify for $10,000 to $200,000+ in combined assistance. And here’s what most buyers don’t know — you can stack these programs together.

How Grant Stacking Works

Florida’s down payment assistance programs operate at three levels — state, county, and city. In many cases, you can layer one on top of another to maximize your total assistance.

Example — Broward County Stacking

  • Florida Hometown Heroes: up to $35,000 (state)
  • Broward County Purchase Assistance: up to $80,000 (county)
  • City of Fort Lauderdale DPA: up to $75,000 (city)
  • Potential combined assistance: up to $190,000

Example — Miami-Dade County Stacking

  • Florida Hometown Heroes: up to $35,000 (state)
  • Miami-Dade County DPA: up to $35,000 (county)
  • City of Miami: up to $70,000 (city)
  • Potential combined assistance: up to $140,000

Example — Palm Beach County Stacking

  • Florida Hometown Heroes: up to $35,000 (state)
  • Palm Beach County HOME: up to $100,000 (county)
  • City of Boca Raton: up to $175,000 (city)
  • Potential combined assistance: up to $310,000

Important Stacking Rules

  • Each program has its own income limits — you must qualify for each separately
  • Lien position matters — verify with your lender which combinations are allowed
  • Some city programs require applying to the city first before county assistance
  • Not every combination works with every loan type — I track which programs pair together
  • Funding availability changes throughout the year — I monitor which programs are currently accepting applications

State of Florida Programs

Florida Hometown Heroes

  • Up to $35,000 in assistance (5% of first mortgage, minimum $10,000)
  • 0% interest deferred second mortgage, 30-year term
  • Repaid only upon sale, refinance, or move-out
  • Available to ALL qualified working residents
  • Must be employed full-time (35+ hrs/week) with a Florida-based employer
  • Income limit: generally ≤140% AMI (varies by county)
  • Available statewide in all 67 counties

Florida Assist (FL Assist)

  • Up to $10,000 in assistance
  • 0% interest, deferred second mortgage
  • Works with FHA, VA, USDA, and conventional loans
  • Available statewide through approved lenders
